Remodeling hour kitchen on a budget isn't hard but you do need to do a lot of planning up front to make sure you get what you want while still saving money.
The first step to getting a budget remodel is to create your budget.
You need to research costs by making a list of prices of the products you plan to install and/or purchase.
You can get the sample prices by looking on the Internet, or by visiting kitchen showrooms and home improvement centers like Lowes and Home Depot.
If you are in the market for new appliances, check appliance stores and large retailers.
If you have a ?seconds" store that sells appliances with minor damage be sure to check that out too - some of the appliances are brand new with a teeny scratch or dent in an area where you would never notice and you can save quite a bit on these.
Ask contractors for bids on the project based on your selection of products and finishes. Examine the bids and make sure there is enough details on items that can affect the cost. There should be a list of all the functional components -- framing material, drywall, and plumbing and electrical systems, and details on what type of fixtures and appliances will be included.
There are three basic categories in any remodeling budget, mechanical (electrical, plumbing etc..), materials and labor. Each category typically accounts for 25 to 35 percent of the total budget.
Of course, the unexpected always comes up so set aside 10 to 20 percent of the total budget to cover these surprises.
Once you have bids in from 3 contractors,
review your financial picture. Look at your finances the previous year to see if you had enough money coming in to meet expenses. Many people take out a home equity or home improvement loan, but you need to make sure you can pay off the loan and still meet your other monthly expenses.
Once the project begins, you need to expect changes.
Things will come up, but you need to
keep track of budget changes and decide whether you will dump more money into the project or cut back on another area and keep the budget on track.
Be aware of adding on little things as these can all add up to a budget overage.
Some other ways to cut costs on a remodel are to do some of the work yourself and to divide the project up to spread out the costs.
If you are doing some of the work yourself, you will need to coordinate with the contractor so that the project flows seamlessly.
You don't want to pay the contractor to sit around waiting for you to finish something so that he can start his part.
Also, if you do not have the skills for this you might end up costing yourself more if your project does not come out right and you have to pay someone to redo it.
Picking a budget and sticking to it isn't easy.
You will always want to add new things onto the project and it's difficult to go into a kitchen showroom and not buy the most expensive pieces.
But if staying on budget is important to you, you must keep on top of things and review your budget and expenses each day.
